Permission was granted for a canal-side development of 17 affordable houses and 10 affordable apartments on a constrained, unallocated greenfield site within the North Cheshire Green Belt, and on the edge of Christleton village’s conservation area. The development followed a previous refusal for 26 dwellings and was opposed by the local parish council.

The two-phase scheme was successfully promoted and justified as a ‘rural exception site’, requiring careful presentation and negotiation with planning officers to address issues of affordable housing need, off-site highway improvements, impact on visual amenity, trees and the Green Belt, as well as noise mitigation, ecology and developer contributions.
